Marketing Your Property

We will advertise your property on Zoopla, Primelocation, our own website and both our shop windows, we will fit our bright orange to let board, checking our large data base of tenants who may be matched to your property.

Accompanied Viewings

All viewings will be accompanied by our friendly staff and will also gather feedback.

Tenant Referencing + Credit Check

Ensures potential tenants are free from previous arrears, debt, county court judgements ect, including verification of previous addresses, employment and earnings. We will also obtain references from previous landlords or managing agents.

Signing of the Tenancy Agreement

Arranging tenants to sign the tenancy agreement, and providing signed copies to all parties.

Signing of the Guarantors Agreement

The guarantor must attend our office with relevant identification for example, passport or photographic driving licence and a copy of mortgage statement of their property (if homeowner) and must sign a contract stating their responsibility as a guarantor.

Collecting the Deposit

We will collect the deposit and first months rent prior to the tenancy start date.

Security Deposit Advice

Providing advice on how to hold the tenants deposit to comply with current legislation.

TENANT FINDING SERVICE, standard charge is £200 plus VAT

 

 

FULLY MANAGED, this service includes all of the above and the following below 

 

 Completing a full property inventory, including photographs to show condition of the property upon move in.

 Collecting the damage deposit and lodging it with the Damage Deposit Service (DPS)

 Carrying out periodic inspections.

 Renewing gas saftey certificates, EPCs, PAT tests, Periodic Electrical reports.

 Providing a first-line response for all maintenance calls. All calls are logged, and if necessary quotes will be obtained so contractors can be instructed.

 Collecting rent , and transferring it to your account.

 Renewing tenancy agreements at NO extra cost to the landlord.

 Providing the landlord with monthly rent statements.

 Organising any legal serving of notice as required by law.

 Carrying out check -out inspections on the day the tenants are to move out.

 Overseeing any deposit disputes at the end of the tenancy. 

 FULLY MANAGED standard charge is 10% plus VAT of the rental income.

 

 EPCs

Energy Performance Certificates are a legal requirement on all vacant properties advertised for rental. An EPC Certificate expires and requires renewal after 10 years. Our qualified assessors carry out this service for £75 plus VAT.

CP12 Landlords Gas Safety Certificate

A legal requirement for all rental properties containing any sort of gas appliance, this certificate can only be issued after property and appliances have been checked and assessed by a Gas Safe registered engineer and must be renewed on a yearly basis.

Our Gas Safe registered engineers offer this service at cost price of £65 plus VAT.

Electrical Periodic Inspection Reports

A periodic inspection report is an inspection and test report on an electrical system to BS7671. BS 7671 is the British Standard for electrical installations in the UK. It is not currently law to have a current electrical safety certificate unless requested by local government for rental licences or student accommodation.

However we strongly advise all our Landlords to have an inspection report carried out on their rental properties as if the electrical installation or wiring is deemed unsafe or if anyone is hurt then the Landlord is liable regardless of whether it is a legal requirement to have a certificate.

Is should also be noted that most insurance companies require that a certificate is in place, if not, the insurance can refuse to pay out on a claim if not supplied with a valid certificate.

Our qualified NICEIC registered electrician offers an electrical periodic inspection report for the cost of £150 plus VAT.

Smoke Alarms

We strongly advise that all rental properties are fitted with smoke alarms that comply with BS5446 – Part 1. Ideally mains wired alarms are best or alarms fitted with a 10 year lithium battery.

The size of the property denotes how many smoke alarms are required, our qualified contractors will happily attend your property and provide guidance and advice on this matter.
